Question 1

What does Seller's Little Helpers do?

Accepted Answer

We run your rehab from scope to punch list. We’re the licensed general contractor, our crews handle every trade, and Mason is your single point of contact until the property is ready to rent, refinance, or sell.

Question 2

What areas do you serve?

Accepted Answer

We work throughout Chicagoland: the city of Chicago and the surrounding suburbs. Send us the address if you want to confirm a specific property.

Question 3

How do I get started?

Accepted Answer

It depends where you are with the property. If you own it, book a $150 scope visit. If you’re evaluating a deal, send Mason the property first. If you run several rehabs a year, apply to be a Portfolio Partner.

Question 4

Do I have to put down a big deposit?

Accepted Answer

No. Instead of paying 30–50% up front, you pay a weekly labor draw that’s credited toward your project total. Your first draw reserves your start date.

Question 5

Is SLH a project manager or a contractor?

Accepted Answer

We’re the licensed general contractor. Our crews do the work: demo, framing, plumbing, electrical, finishes, everything. We’re not a middleman coordinating other contractors.

Question 6

What kinds of rehabs do you take on?

Accepted Answer

Full rehabs for flips, BRRRR rehabs, full gut rehabs, cosmetic and rent-ready work, kitchen and bathroom remodels, and multi-unit projects.

Question 7

What happens at the scope visit?

Accepted Answer

We spend 2–3 hours at the property assessing the work, documenting its current condition, and talking through your goals for the rehab.

Question 8

How soon do I get a proposal?

Accepted Answer

Within 3 business days of your scope visit. It includes the full project price, timeline, your weekly labor draw amount, and material estimates.

Question 9

How does my project get on the schedule?

Accepted Answer

Once you approve the proposal, your first weekly labor draw locks in your start date. We mobilize crews, and you purchase materials from the lists we provide.

Question 10

How will I know what’s happening on the job?

Accepted Answer

Mason sends you a progress update every week with photos, timeline status, and budget visibility. You can also visit the site anytime with 24-hour notice.

Question 11

What if the project takes longer than expected?

Accepted Answer

We give you a realistic timeline up front and tell you early about any changes. If a delay is within our control, we work to minimize the impact on your holding costs.

Question 12

Do you handle permits?

Accepted Answer

Yes, as an add-on. We manage applications, coordinate inspections, and keep the documentation. Permit fees are passed through at cost.

Question 13

How do weekly labor draws work?

Accepted Answer

We quote your full project price up front. Instead of a large deposit, you pay weekly as labor progresses, and each payment is credited toward your project total. Draws are sized to each project’s contract, scope, schedule and labor requirements, with a $4,000 weekly minimum.

Question 14

Can the weekly draw be negotiated?

Accepted Answer

Yes. Your proposal sets a weekly draw from the project’s contract, scope, schedule and labor requirements, and we’re open to discussing it. The minimum is $4,000 a week.

Question 15

Is the weekly draw on top of my project price?

Accepted Answer

No. Every weekly payment reduces your remaining project balance. You’re paying down your rehab, not paying us on top of it. The total cost is the same; you just don’t front it.

Question 16

What does the $150 scope fee cover?

Accepted Answer

A 2–3 hour scope visit and the proposal that follows. If you move forward, the $150 is credited toward your first weekly labor draw.

Question 17

Why do I buy materials separately?

Accepted Answer

Transparency. We give you detailed material lists with quantities and timing, and you buy directly from suppliers at cost. No hidden markup, full visibility.

Question 18

What payment methods do you accept?

Accepted Answer

The $150 scope fee can be paid by credit card. Weekly labor draws and final balances are wire transfer, check, or cash only.

Question 19

What do the add-ons cost?

Accepted Answer

Permit assistance is $300 per visit plus $150 per trade in admin, with permit fees at cost. Lender documentation packages are 1% of project value ($500 minimum). Pre-acquisition estimates are included for Portfolio Partners.

Question 20

Will I get hit with change orders?

Accepted Answer

Your full project price is quoted up front, and we don’t do surprise change orders. If the scope needs to change, we talk it through with you first.

Question 21

Who is Mason?

Accepted Answer

Mason is your single point of contact for the whole job, from demo to punch list. One name accountable for your project, so you stop chasing trades.

Question 22

What’s in the weekly update?

Accepted Answer

Photos from the site, progress against the timeline, what you’ve paid and what’s left, and any selections or decisions that need your sign-off.

Question 23

How do I reach Mason?

Accepted Answer

Call (708) 536-6700 or email info@sellerslittlehelpers.com.

Question 24

Can I visit the property during the rehab?

Accepted Answer

Anytime, with 24-hour notice.

Question 25

What if I’m not happy with the work?

Accepted Answer

We hold high standards and inspect as we go. If something isn’t right, we’ll make it right. Our business runs on repeat investors and referrals.

Question 26

Does it cost anything to send you a deal?

Accepted Answer

No. Sending Mason a property is free. We’ll follow up before anything is booked.

Question 27

Can you give me a rehab price without seeing the property?

Accepted Answer

We can talk through the likely scope, but a real number comes from walking the property. That’s what the scope visit is for: an itemized number you can make your offer with.

Question 28

Can you walk the property before I close?

Accepted Answer

Yes. Book a scope visit and choose Pre-Acquisition Walkthrough. Portfolio Partners get pre-acquisition estimates included.

Question 29

How do I qualify as a Portfolio Partner?

Accepted Answer

You qualify with 3 or more concurrent projects, or a commitment to 5 or more projects per year.

Question 30

What do Portfolio Partners get?

Accepted Answer

10% off weekly labor draw rates, a dedicated project manager, priority crew scheduling, pre-acquisition estimates included, quarterly portfolio planning, and volume pricing on materials.

Question 31

How do pre-acquisition estimates work for partners?

Accepted Answer

We walk a property before you buy and give you a ballpark rehab estimate within 24 hours, so you can make offers with confidence. It’s included for partners.
