We price the village's violation list before you close, then pull the permits and do the work so the property can pass reinspection.

In several south-suburban villages, a property can't change hands until the village inspects it. The report that comes back is a list of code violations with a deadline attached: fix them before closing, or take them on after closing under the village's as-is process, often with permits, a deposit, or a set number of days to finish. Either way, somebody has to price the list, pull the permits, do the work, and get the reinspection passed. That's what we do.

How it works

  1. Send Mason the report. Upload the village inspection report or share a link, with the address, the village, and your closing date.
  2. We price the list before you close. We review each violation, flag what needs permits, and talk through the scope and timeline. That gives you a number to negotiate with the seller or plan around.
  3. Permits and the work. Our crews handle the repairs across trades, and we pull the permits the work requires.
  4. Reinspection. We coordinate the village's reinspection and close out anything it flags.

Where the leverage is

Your leverage is before closing. A priced violation list lets you ask the seller for a credit, walk away from a bad deal, or plan the repair timeline around the village's deadline instead of discovering it after you own the property.

Violations are the floor, not the scope

Paying for it

Repairs are quoted up front. Larger jobs run on our weekly labor draws, credited toward the project total, with materials bought by you at cost from our lists. See pricing.

We review violation lists as a repair-scope conversation. It isn't a promise that the village will pass the property, and it isn't a final construction price until we've seen the work.
