Converted buildings get extra scrutiny
Blue Island's Intent to Sell application says that if a converted multi-family dwelling doesn't meet the city's minimum standards, the owner will be required to either fix the violations or convert the building back into a single-family home. If you're buying a single-family house that was split into units, find out before closing whether the conversion will pass.
Buying as-is
The city lets a buyer take on violations: the purchaser signs an Agreement to Correct Building Code Violations before the closing date and gets a minimum of 30 days after closing to comply, weather permitting. The city issues a certificate, not transfer stamps, once everything is complied with, and a paid final water bill is required first.
Renting it out
An offer to rent triggers a city inspection, and multi-unit buildings are registered and inspected every year.
What else to plan for
Property taxes after the rehab. Cook County is reassessing the south and west suburbs in 2026, and the Assessor reviews municipal building permits to decide whether work is likely to change a property's value. Build a post-rehab tax estimate into your numbers.
