South Holland has no point-of-sale inspection, but it licenses every rental and inspects them every three years.

Clearing the sale

South Holland's code doesn't require a point-of-sale inspection. Instead, no property can be sold until the village confirms its water, grass-cutting, ambulance, property-maintenance charges and unpaid judgments are paid, through a Certificate of Payment. Apply at least three business days before the transfer.

Renting it out

Rentals need an annual license, and the village inspects them every three years. Short-term rentals are prohibited. For buy-and-hold investors, that means a rental you rehab now will see a village inspector on a regular cycle: build to that standard the first time.

What else to plan for

Property taxes after the rehab. Cook County is reassessing the south and west suburbs in 2026, and the Assessor reviews municipal building permits to decide whether work is likely to change a property's value. Build a post-rehab tax estimate into your numbers.

Contractors post a bond with the village. South Holland's code requires contractors working in the village to post a bond and hold a village license. We handle the village's contractor requirements and permits as part of the job.
