The village's 2024 inspection request form covers single-family, two-family, and multi-family properties, with results in 7–10 business days. Hazel Crest's code also allows an escrow arrangement, set by the fire chief, so a sale can close while the buyer completes the repairs within the time the village sets.
Five rentals per owner
Hazel Crest's code limits any one owner to five rental dwelling units, with an annual operating license and annual inspection. If you're building a rental portfolio, count your Hazel Crest units before you buy the next one.
What else to plan for
Property taxes after the rehab. Cook County is reassessing the south and west suburbs in 2026, and the Assessor reviews municipal building permits to decide whether work is likely to change a property's value. Build a post-rehab tax estimate into your numbers.
